美聯警告：市民對樓市「錯覺安全感」

根據美聯樓價走勢圖顯示，現時全港 100個屋苑平均呎價約 5557元，較 97年高位 6208元低 10.5%，由於息率持續低企，令供樓負擔比率維持 39.3%的低位，與 97年 93.2%相比仍有明顯差距。

計及折舊加息　負擔率逼 97

不過，黃錦康分析，樓價應計及折舊（ Depreciation）理論，將樓齡因素考慮在內， 97年的屋苑平均樓齡為 10.8年，而現時平均樓齡已達 19.8年。若同樣以 10.8年的平均樓齡計算，現時樓價實際已高達 8343元，較 97年高 34.4%。以此平均呎價計算，負擔比率已經增加近 20個百分點至 59%，遠高於健康水平。黃錦康直言，若現時樓價上升兩成，按揭息率由現水平上升至 5厘，供樓負擔比率將超過九成，直逼 97年高風險水平。

他呼籲，市民不應因為低息及樓齡因素未計算在內，以為負擔比率偏低而產生錯覺安全感，瘋狂入市。

美聯在上周率先唱淡樓市，那時黃錦康認為，財政預算案後，市民並未因為大幅增加未來住宅供應而放緩入市步伐，認為本港樓市現已處於「非理性亢奮」狀態，買賣雙方入市態度均不理性，故集團放棄較早前對今年樓價升 11%預測。

星期六, 途經HMV, 快速瀏覽Rock & Roll 唱碟架, 發現有些2010大碟之前沒有留意, 我喜愛既樂隊James 係其一, 真係好碟, 冇得傾, 主音Tim Booth 把聲仍然好Q正, 見到網上有個評論, 完全講出我心聲

This song is great and JAMES is just awesome. I've been a big fan for close to 20 years and listen to them all the time. I will be listening to this song over and over and over....just like many of their wonderful songs throughout the years. I'm a lost of words on how to describe them. Underrated is one word, however, that shouldn't be the case. They should be bigger and more popular than Coldplay or even U2. I like it like that though....let's all keep it that way. Way to go JAMES!!!!
